Which matters are resolved remotely in full, in part or not at all
The boundary of the remote format is not technology but the law: some acts require presence in person, some are completed by power of attorney, some only electronically. A lawyer's first task is to draw that boundary precisely in your case.
A power of attorney from abroad - 5 steps so that it is accepted in Georgia
Half of a remote case rests on the power of attorney being correct. A wrongly executed one is returned by the registry, the notary or the bank, and the process starts over - often because of a single word.
Text from the lawyer, not from a template
The power of attorney must carry specific authorities: which property, which act, which agency, a price limit, a term. A general "settle all matters" may not be accepted by the Georgian registry. The lawyer writes the text for your case and sends it to you in two languages.
A notary in the country where you are
A local notary certifies your signature. The alternative is a Georgian consulate, where the power of attorney is executed directly in Georgian and without an apostille - if a consulate is nearby, that is the simpler route.
Apostille or legalisation
A power of attorney certified by a notary needs an apostille if the country is a member of the Hague Convention, or consular legalisation if it is not. One executed at a consulate needs neither. Skipping this step is the most common mistake.
Translation in Georgia
A foreign-language power of attorney is submitted in Georgia with a notarised Georgian translation. The translation is done locally - the lawyer arranges it, you only need to send the original or a scan.
The original by courier
The registry and the notary require the original; a scan is not enough. By international courier the original reaches the lawyer in a few days, and until then the lawyer begins the preparatory work from the scan so that action follows the moment the original arrives.

Georgia's electronic infrastructure makes remote legal services simpler than in many countries - if you know which tool does what and where its limit lies.
- Qualified electronic signature
- A document signed with a Georgian ID card or mobile signature has the force of a handwritten signature - contracts, applications to agencies, company documents. For a foreigner the ID card is the residence card; without it, a power of attorney.
- Electronic portals of the agencies
- The registry, the Revenue Service, the courts, the Public Service Development Agency - most applications are filed online and the answer comes online. The lawyer acts on these portals under your power of attorney or with their own authorisation.
- Remote court hearing
- A court may hold a hearing by video link, especially when a party is abroad - on a motion and with the court's consent. The lawyer requests this in advance; a witness's testimony is often allowed remotely more readily than a party's.
- Video consultation and an interpreter
- The first consultation is held by video call in Georgian, English or Russian according to the lawyer's languages, with an interpreter where needed. Documents are sent before the call so that the consultation is spent on questions, not on reading.
- Secure document exchange
- A scan of a passport, a contract or a bank statement sent through a messenger app is not secure. The lawyer offers a protected channel - encrypted e-mail or a platform - and keeps the documents received under attorney-client privilege. This is not a formality but the protection of your identity.
- Engagement and payment at a distance
- The agreement with the lawyer is concluded electronically, the fee is paid by international transfer or card, the invoice arrives electronically. Payment in stages and a report at the end of each stage - the standard of the remote format that leaves the client in control.
Three audiences, three different kinds of remote case
For a Georgian living abroad the remote case is usually an inheritance, the sale or letting of a flat, or a family matter with relatives who stayed in Georgia. Their advantage is Georgian identity and language; their difficulty is deadlines that do not pause because they are abroad, and documents that call for an apostille. The lawyer's job here is to keep the deadlines and to plan the one trip into the one day on which everything is completed at once.
For a foreign owner or investor the remote case is managing property or a company without being in Georgia: tenancy, utilities, a dispute with a developer, company reporting, bank checks, renewing a residence permit. Their difficulty is the language and a Georgian procedure they cannot see; the lawyer's job is regular reporting in their language and taking decisions with their consent, not in their place.
For a resident of the regions the remote case is dealing with an agency or a court located in Tbilisi without travelling there: an appeal, a tax dispute before the council, residence at the agency, Sakpatenti. Their advantage is that the documents are at hand and language is not a problem; the lawyer's job is representation at the Tbilisi instance and bringing the result back to the region.

I live abroad and want to sell a flat in Georgia. Do I need to travel?
No - with a notarised and apostilled power of attorney (or one executed at a consulate) the lawyer handles everything from finding a buyer to registration in the registry, and the money comes directly to your account through escrow or the bank. The only things you need are a correct power of attorney and sending the original by courier.
Should I execute the power of attorney at a local notary or at a Georgian consulate?
If a consulate is accessible - at the consulate: the power of attorney is executed in Georgian and needs neither an apostille nor a translation. If the consulate is far away - a local notary, then an apostille, then a translation in Georgia. In both cases the text should come from the lawyer, not from a template.
I am a foreigner with a flat in Georgia where I do not live. Who manages the tenancy and any disputes?
The lawyer, by power of attorney: the agreement with the tenant, control of the rent, utilities, a dispute with the tenant or the owners' association, the tax return - all on the ground, with regular reports to you in your language. This is the most common remote package in Batumi and Tbilisi.
Can I attend a court hearing by video link?
On a motion and with the court's consent - often yes, especially when a party is abroad. The court itself decides on which matters to allow remote participation. The lawyer always attends hearings in your place, and personal participation is needed only at particular stages - an explanation, a witness's testimony.
Can I send a scan of my passport to the lawyer through a messenger app?
Better not - a messenger app is not a protected channel for personal documents. The lawyer will offer encrypted e-mail or a secure platform and keep the documents received under attorney-client privilege. If it is urgent and there is no other way, send the scan and delete it once it has been received.
Is remote service more expensive than the usual kind?
No - the fee is set by the complexity and field of the case, not by the format. The remote format is often cheaper: there is no travel, a video consultation is fast, documents move electronically. The only extra costs are the apostille on the power of attorney, the translation and the courier, all of which are one-off.
